Some bedrooms feature designer Schumacher wallpaper and all are decorated in a tropical regency theme. Every bedroom and sleeping space in this home is designed with care to ensure guests experience unmatched comfort and luxury. Six bedrooms have a private ensuite bath. Two bedrooms share a jack and jill bathroom. ☀ Primary Bedroom: King primary bedroom located on the second floor with an ensuite bathroom with luxurious, large tiled shower and dual vanities. Large walk in closet with infrared sauna! Plenty of towels are provided; we even provide beach towels! ☆☆ Kitchen, Living and Dining ☆☆ The home features a reverse open floor plan with the main living area on the top floor. The kitchen, living and dining areas are open to each other creating one large grand space perfect for entertaining your large group! The bright cooking space was designed to handle cooking meals for large groups in style, and has all the appliances and pots, pans, bakeware, dishes and utensils to cook a Thanksgiving feast! Outfitted with a massive sub zero fridge, undercounter Kitchenaid ice maker, two dishwashers and gas range with electric telescoping downdraft hood. There is a Keurig K duo coffee maker that has the ability to use single k-cups or brew a whole pot for your large group. We want you to have a little Charleston souvenir immediately upon arrival, so we provide a full-sized bag of local organic coffee from Charleston Coffee Roasters. We also have a french press for coffee brewing purists. You will find plenty of dishwasher detergent, paper towels, extra trash bags, dish soap, coffee, creamer, and sugar packets. Most other homes on Isle of Palms only provide starter packs of these consumables. Play an album from Taylor Swift, Bob Marley or the Eagles on the record player while you enjoy cooking dinner in the palatial kitchen and after, try one of our favorite board games with the group! Please be aware the fireplace is not available for guests to use. ☆☆ Outdoor Living ☆☆ This house boasts over 3,000SF of outdoor living space!! There are three levels of decks, a backyard, and multiple seating areas so guests can spread out if they need a moment of solitude. The backyard has a nice Weber grill with side burner for frying your fresh-caught fish, a rolling cooler for drinks, and a putting green that doubles as a bocce court. The third floor lounge deck has a comfortable lounge area and outdoor dining area with high-top tables and chairs for eight. Enjoy sunrise and sunset from the outdoor dining area for a great start or end to the day! The sunset rooftop deck is complete with cafe lighting, barstools, chaise lounges, and comfortable seating around a propane fire pit table. Enjoy sunbathing during the day, then transition to a stunning sunset before the milky way and millions of stars appear. ☆☆Saltwater Pool☆☆ The second floor screened-in porch features a comfortable lounge-style seating area, saltwater pool (Heat optional. See below) and a separate seating area outside the master bedroom for enjoying morning coffee! We’re happy to offer a heated pool to enhance your stay! If you’d like to have the pool heated during your visit, please note that we require at least 3 days' notice prior to check-in so the water has time to warm up fully. The pool can be heated for $100 per night the home is rented (3 night min). Pool heat is available as long as the average outside temperature is over 55F. If you’d like to add pool heat to your reservation, just let us know at least three days in advance—we’re happy to take care of the rest! House Rules

No smoking. No smoking on the property. No smoking in the house. The smell is very expensive to completely remove. There is a $2000 fine for smoking to cover remediation and deep cleaning. No pets. We love our furry friends, but please don’t bring them with you during your stay. There is a $500 per pet fine PLUS the cost of deep cleaning for bringing pets in the home. No parties or loud noise. The City of Isle of Palms ordinance states parties and events are not permitted in any short term rental. Maximum of 20 guests due to local regulations. Quiet hours are enforced 24/7 by local police and "absolute quiet" is enforced from 10pm-10am This includes stereos, televisions, and any noise than can be disruptive to neighbors. If the police are called to the property, fines issued will be the responsibility of the booking guest. Please help us be a good neighbor in this family friendly, quiet neighborhood! Parking. Please no parking on the grass; use paved surfaces only. Please do not block the sidewalk; the city will issue you a citation for blocking the sidewalk. No more than 9 vehicles due to local regulations. Scheduled Exterior Maintenance. Guest agrees to allow the following regular exterior property maintenance to be conducted during their stay: Pool cleaning and chemical balancing: Tuesdays and Fridays Lawn Maintenance: Thursdays We hired a trash service for our guests so they don't have to roll them to/from the curb, or keep up with trash schedules!: Trash days: Tuesdays (Year round) or Tuesdays and Fridays (from June 3rd -August 30th) This listing uses Happy Guest for arrival instructions and pre-arrival guest verification. Arrival instructions to check-in are made available only after guests complete the pre-arrival online check-in which includes a rental agreement, identification verification, and security deposit. Guests who book and do not complete this step will not receive arrival instructions or a refund. Happy Guest is a third-party web-based platform that is easy to use and does not require any apps to be downloaded. It is very easy and user friendly. Rental Agreement You (collectively, “Guest”) and Book’d Investments, LLC, a limited liability company organized under the laws of the state of South Carolina (“Host”) have executed these Guest Terms of Use (“GTUs”) which, together with any documents they expressly incorporate by reference, govern your access to and use of the short-term rental premises referenced in the booking platform from which you booked the short-term-rental premises (the “Premises”), whether that booking platform is the Host’s direct-booking site, Airbnb, HomeAway, or VRBO (the “Booking Site”). Host and Guest may be referred to individually as a “Party” and collectively as the “Parties.” The GTUs comprise the following: 1. Short-Term Guest Agreement (“Agreement”); and 2. Guest Policies, Terms, and Procedures (“GPTP”). The documents comprising the GTUs are included in the following pages of this document. Please read the GTUs carefully before booking the Accommodations (as defined below). These GTUs are in addition to any rental agreement entered into by Guest on the Booking Site and incorporate by reference the lists of features and amenities shown in the listing for the Accommodations on the Booking Site (the “Listing”). If any specific provisions of these GTUs conflict with specific provisions specified in the Booking Site agreement, the Booking Site agreement shall control to the extent of the conflicting provisions only. Guest understands and acknowledges, however, that photographs, lists, and other information describing the Premises and the Amenities in the Listing and any advertisements of the Listing may not depict the Amenities with precision. The Accommodations may look somewhat different in person than they do online. For example, Host will from time to time update the furnishings, fixtures, and equipment in the Accommodations without updating the Listing. This was such a great spot for a large group!! We had a fantastic time soaking up all the different outdoor areas and went to the beach several times (they also have plenty of beach chairs and a cart to easily bring them all to the beach!). Our group had a great time, one note to just be wary of noise at night - even a little bit of talking outdoors after 10pm will alert the neighbors. No issues on our end because Megan was so nice and communicative about it! Overall, highly recommend this spot, it was fabulous 10 stars!!

Awesome spot! The hosts clearly just renovated - everything was fresh and modern. Awesome patio and porch area. I especially enjoyed the roof top deck and watching the sunset over the ocean. I will 100% be coming back! 😇
